Touring an Affordable Home

Bob and developer John Druley walk through a home under construction by Qualker Homes in Falmouth, Massachusetts. This standard design is used for both the market-priced and affordable homes. The overall dimensions of the house are 26 feet by 36 feet. A center-door entry leads to 13-by-18-foot living room on one side and a 16-by-13-foot master bedroom on the other. The back of the house has a 13-by-18-foot kitchen with a back door and a window onto the backyard, a half-bath and laundry, and an entry to the master bedroom with full bath, tub-shower combination, double-bowl sink, and linen closet. The upstairs has two bedrooms with operable skylights and a full bath. This three-bedroom, two-and-one-half bath Cape will be lotteried as an affordable home to eligible families who make between $29,000 and $65,000 per year, and who qualify for a traditional mortgage. The home is stick-built with traditional 2X4 framing, oriented strand board (OSB) exterior sheathing, low-e glass, tilt-in vinyl windows, and gas heat. Bob and Druley point out that an affordable home must be affordable to operate and heat as well as being affordable to purchase.

What is an off-site built modular home?
Ritz-Craft homes are constructed in a climate controlled environment using state of the art engineering and assembly line techniques. Ritz-Craft uses the same brand name building materials and builds to the same building code requirements as any local “on-site builder”. State or independent third party inspectors carefully inspect each home we build. Modular homes are shipped to the building site on two or more carriers, erected on the foundation by a qualified set crew and completed by an established Ritz-Craft builder/dealer. The builder/dealer is an independent business entity, not an agent of Ritz-Craft Corporation. Once completed, modular homes are indistinguishable from “on-site built” homes.

How does a Ritz-Craft modular home differ from a “manufactured or mobile home”?
Manufactured homes, sometimes referred to as mobile homes, are built to the HUD Code, a national code for manufactured housing. The HUD Code, unlike conventional state building codes used by modular home manufacturers and site builders, requires manufactured homes to be built on non-removable steel chassis. Many neighborhoods exclude manufactured homes but accept modular homes because they are built to the same code as site-built homes.

Are Ritz-Craft modular homes energy efficient?
Yes. Ritz-Craft is an ENERGY STAR^® partner and committed to using energy efficient building methods and materials. Our homes are built standard with 2” x 6” exterior walls and R-19 insulation, R-30 blown-in ceiling insulation, warm edge thermopane low-e glass windows, and insulated exterior doors. Ritz-Craft also offers an optional florescent lighting package that meets the requirements of ENERGY STAR^®.

I hear a lot about "Green" building. Are modulars green?
Green building is a practice of using sustainable materials and designs in new construction. Yes, modular homes are by their very nature green. Assembly in an enclosed indoor enviornment contributes to reduced waste of material at the factory and at the job site, lessens the enviornmental impact on the land and the community where the house is being delivered, and allows for a tighter built structure to maximize energy efficiency - all of which are key components to green building standards. Can I build a custom plan of my own design?
Computer aided drafting (CAD), allows for precision customization of your floor plan design. However, shipping restrictions and production constraints can affect the design. If you have a plan picked out, we suggest that you submit it for approval or for changes that will enable us to build your home. Ritz-Craft also has a complete portfolio of floor plans, designs and elevations that can be modified. Modifications are normally less expensive than a custom built design. Our goal is to turn your dream home into a reality.

How long does it take to build a modular home?
The time it takes to build your Ritz-Craft home varies by season and Ritz-Craft’s order “backlog”. That being said, one of the advantages of building a modular home is speed of construction. When your builder places your order it will go into Ritz-Craft’s backlog of homes to be built, which typically runs 5 to 10 weeks. While your home is on order the site work on your building lot will be completed. On average a modular home consisting of two modules will take about 6 days to build in the factory. After delivery to the site and setting the home on the foundation, the builder will take about 4 to 8 weeks to finish the home. The builder’s time frame depends on the amount of additional site work, such as garages, porches or decks that are to be built, and the builders backlog of other homes to finish. You can move into your new modular home much quicker than a typical site-built home.

Are Ritz-Craft modular homes covered by a warranty?
Yes. Every Ritz-Craft home comes with a full one year limited warranty and starting in 2007, a 10-year structural warranty. Ritz-Craft has a dedicated service department that works with your builder and his staff to provide professional service. In addition, many of the brand name components, such as appliances, shingles and siding used in your home, are covered by separate manufacturer warranties.

How much does a Ritz-Craft modular home cost? Can you send me a modular home price list?
Ritz-Craft is a manufacturing company and we only sell homes to a network of builder/dealers. We do not sell directly to homebuyers because we depend on our builders/dealers to provide professional installation and completion of our homes. The pricing of a home is dependant on the options you select and the scope of work preformed by the builder/dealer. Therefore, your contract and pricing will come from your builder/dealer. How do I finance a modular home?
Mortgage lenders treat modular homes the same as stick-built homes and offer the same mortgage options. Modular homes are also treated the same as site-built homes when it comes to appraisals and insurance. In addition, modular homes appreciate in value at the same rate as comparable site built homes in your area.

How much do modular homes cost?
As with any other type of construction the cost will vary depending on what you put in the home and the style of home you choose. Turn-key prices generally start in the $60/square foot range and go up. Our homes compare favorably with equivalent site-built home prices.

How long does it take to build?
We allow ourselves 4 months to complete the typical home, from the time of final plans. However, there are many things that can be done to shorten the timeframe.

Where are your homes built?
They are built in Martinsville, Virginia.

Are they built as well as site-built homes?
In my opinion, a resounding "YES!" Our homes have up to 30% more lumber which makes them strong enough to be lifted and moved by a crane. you will be hard pressed to find a site-built home as square and level as our homes. Stairways are right. All (factory installed) insulation is batt insulation. There are about 300 inspections during the construction process to ensure the quality of the final product. Can I customize floor plans?
Yes, we have all of our floorplans on a basic CAD program. This allows us to customize your home right before your eyes! The floor plans of our village collection, however, allow very limited changes.

Can I choose something like flooring locally?
Yes. Items like carpet, vinyl, wood and tile flooring can be deleted and purchased locally. If there is something that is very important to you and Nationwide Homes (the manufacturer) does not offer it, we will try to accomodate you.

Is it hard to finance a modular home?
No. In fact, it's quite simple. Modular homes generally qualify for the same rates as site-built homes.

Does it cost more to insure a modular home?
No. Not a true Modular Home. A true modular home will usually get the same rates as a traditional site-built home.

What is the buying process?

c. Plan revisions (if any) are completed and new engineered floor plans are drawn
d. You close on your Construction-Permanent loan
e. Your basement or crawl space foundation is built

How complete is the home when it is set?
Depending on the home itself, between 75-85% complete.

How long does it take to finish the home after it is set?
About 4-6 weeks.

Can I do the finish work myself?
If you are a "jack-of-all-trades", have friends that are, or are willing to do the subcontracting, then our Owner-Assist Program may be for you. It allows you to do some work and save money.

Will you build my garage and/or porches?
Yes. Usually at an additional cost.

Do you do septic tanks?
Generally, no. However, we do know people in the business who will do a good job for you. We can build the cost into our contract with an allowance, so that the septic tank can be included in your loan.

How long is your warranty?
With our Turn-key homes we offer a one year written warranty. We are very conservative builders. We try to do everything right the first time. We take our foundations very seriously and work to ensure they are square, level and inthe case of basements, poured solid with steel if backfilled 6' or more. Yes, there are builders out there offering a "10 year structural warranty" but you can hardly depend on these 3rd party insurers - usually when you need them, they are not there.

What is the difference between a Modular home and a Mobile Home/Doublewide?
There are three tiers of construction for home built in controlled environments:

1. Mobile Homes - built to a lax code with generally substandard building products (when compared to modular or site-built homes). Built on a steel frame to hold it together, most have wheels.
2. H.U.D. Homes - slightly mre stringent national code than mobile homes
3. Modular Homes - built generally to the toughest codes required in the State, built out of the same type building materials and name brands you would find in site-built homes. No steel frame underneath - only 2x10's, floor trusses or other approved floor system. Have no wheels or trailer of their own. Nationwide Homes, our supplier of Modular Homes, has been building Systems built homes for 41 years. After looking at many of the modular home companies that serve our area, I chose Nationwide because they are driven to be the best. They are not the cheapest. They are not the closest, but they offer, in my opinion, the best quality, flexibility and service. Please be careful, some unreputable dealers try to sell mobile homes as modulars - they are not!
